PlaceLedger Terms of Use

PlaceLedger is a rental documentation app that helps users organize move-in and move-out property condition notes, photos, timestamps, comparisons, and PDF reports. The app is intended to help users create clearer records for their own use.

1. Overview

By using PlaceLedger, users agree to these Terms of Use and the PlaceLedger Privacy Policy. PlaceLedger is developed by Vellumstead Labs LLC under the public developer brand Vellumstead Labs.

2. Documentation Tool Only

PlaceLedger is not a law firm, legal adviser, property manager, landlord, tenant advocate, inspector, or dispute-resolution service. PlaceLedger does not provide legal advice and does not guarantee any outcome in a rental, deposit, bond, inspection, insurance, or legal matter.

Users are responsible for deciding how to use their reports and whether to seek professional advice.

3. User Responsibility For Content

Users are responsible for the information, notes, photos, reports, and files they create, import, store, preview, export, or share with PlaceLedger.

Users should only document property or rental matters they have the right to document. Users should not use PlaceLedger to create, store, or share unlawful, misleading, abusive, invasive, or infringing content.

4. Local-First Storage

In the current app build, PlaceLedger stores report data locally on the user's device. This may include property details, report type, linked comparison references, optional tenant name, notes, checklist item status, photos, optional GPS stamps chosen by the user, signer acknowledgements, optional drawn signatures, generated PDFs, app preferences, and local unlock state.

PlaceLedger does not currently provide cloud backup, account sync, or server-side recovery of report contents. If the app is deleted, device data is erased, or the device is lost or damaged, locally stored report data may be lost.

Users are responsible for keeping copies of exported reports or other records they need to preserve.

5. Photos, Permissions, And Sharing

PlaceLedger may request camera and photo library permissions so users can capture or import documentation photos. PlaceLedger may request location permission only if the user chooses to add optional GPS stamps to camera photos. Users can add local signer acknowledgements and optional drawn signatures to a locked report copy. Users can generate PDF reports and share them through the device's native share sheet.

When users share a report or file with another app, person, organization, or service, that sharing is controlled by the user's chosen destination and may be subject to that destination's terms and privacy policy.

A user may separately choose a verified handoff. PlaceLedger sends a private invitation and report-content-free verification metadata, but does not host the report PDF, photos, address, notes, signatures, or GPS stamps. The sender remains responsible for delivering the report itself and confirming that the intended recipient received the correct file.

A recipient response and signed response certificate record what the service received, when it was received, and the email-possession method used. They do not prove legal identity, authorship of the underlying report, property condition, consent, or the legal effect of a response. Public verification is a consistency aid, not a notarization or government certification.

When a verified recipient deletes their handoff data, PlaceLedger withdraws that recipient's recorded response and related response certificate, then recomputes the handoff state from any remaining recipients. This cannot erase copies of a report or certificate that another person already saved or shared.

6. Purchases And Paid Unlocks

PlaceLedger offers a one-report unlock and a lifetime unlock for unlimited reports and watermark-free PDF export. Available options and prices are shown in the app and may vary by platform or storefront.

Purchases are handled by the relevant app store and may be subject to Apple or Google's payment, refund, tax, and account rules. PlaceLedger uses RevenueCat to validate purchases, maintain entitlement status, and support purchase restoration.

Apple and the Apple logo are trademarks of Apple Inc., registered in the U.S. and other countries and regions. App Store is a service mark of Apple Inc. Google Play and the Google Play logo are trademarks of Google LLC.

7. Acceptable Use

Users agree not to misuse PlaceLedger, including by:

  • Violating applicable laws or rights of others.
  • Uploading, creating, or sharing content they do not have the right to use.
  • Using the app to harass, threaten, defame, or invade the privacy of others.
  • Sending handoff invitations without a legitimate rental-documentation purpose or forwarding private invitation links and verification codes.
  • Attempting to reverse engineer, disrupt, abuse, or interfere with the app.
  • Misrepresenting PlaceLedger reports as official legal, governmental, inspection, or certification documents.

8. No Guarantee Of Availability Or Results

PlaceLedger is provided as a documentation tool. The app may contain errors, change over time, or be unavailable on some devices or operating system versions. Optional handoff, email delivery, recipient, and public-verification services may also be delayed, unavailable, rate limited, suspended, or withdrawn.

PlaceLedger does not guarantee that a report will be accepted by a landlord, agent, property manager, tribunal, court, insurer, deposit/bond authority, or any other person or organization.

9. Disclaimers

To the fullest extent permitted by law, PlaceLedger is provided "as is" and "as available" without warranties of any kind, whether express, implied, or statutory.

PlaceLedger does not warrant that the app will be uninterrupted, error-free, loss-free, or suitable for any particular legal, rental, inspection, or evidentiary purpose.

10. Limitation Of Liability

To the fullest extent permitted by law, PlaceLedger and its developer will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for loss of data, reports, photos, profits, deposits, bonds, rent, use, goodwill, or other losses arising from use of or inability to use the app.

Some jurisdictions do not allow certain limitations of liability, so some limitations may not apply to all users.

11. Changes To The App Or Terms

PlaceLedger may change over time. Features may be added, changed, or removed. These Terms may also be updated before or after launch.

If material changes are made, the published Terms should be updated and users should be notified where required by law or store policy.
